Roof Ventilation in Devon: Why It Matters and How to Get It Right

Roof ventilation is one of the least-discussed elements of roof construction and one of the most consequential. Poor ventilation causes interstitial condensation that silently destroys roof timbers and insulation from the inside out, over years, before any visible damage appears. What Interstitial Condensation Is

Every house produces moisture — from cooking, bathing, breathing and drying clothes. This moisture rises and, in a properly ventilated roof, passes through the insulation and out through the eaves and ridge vents before it can condense on a cold surface.

In a poorly ventilated roof, this moisture reaches the cold underside of the roof covering and condenses there. The condensate saturates the insulation, reducing its effectiveness. It soaks the top surface of the ceiling joists and the bottom of the rafters. Over time, this sustained moisture causes timber decay — rafters that appear sound from below may have the top 20mm significantly softened after 10–15 years in a poorly ventilated Devon roof void.

Cold Roof vs Warm Roof Construction

A cold roof places the insulation at ceiling level and leaves the roof void uninsulated and ventilated. This is the traditional construction on most pre-1980 Devon properties. Ventilation must maintain a clear air path from eaves to ridge to carry moisture out.

A warm roof places insulation directly above the ceiling or at rafter level. The roof void is effectively eliminated. Warm roof construction requires either careful use of vapour control layers or breathable insulation materials that allow moisture to pass through without condensing.

What Blocks Ventilation and How We Avoid It

The most common cause of ventilation failure on Devon re-roofed properties is the blocking of eaves ventilation during new fascia and soffit installation. Standard closed-board soffit installed without a ventilation strip blocks the air path at the eaves completely. Building regulations require eaves ventilation to be maintained on any re-roofing work.

Signs of Ventilation Failure

Black staining on the underside of the tile battens indicates sustained condensation with organic growth.
