What Happens When Devon Gutters Block

A gutter serves one function: to collect rainwater from the roof slope and channel it to the drain. When that function fails — through blockage, lost fall, failed joints or inadequate capacity — the water that should go to the drain goes somewhere else instead.

In Devon’s above-average rainfall, ‘somewhere else’ means a significant volume of water. Exeter receives 750–900mm of rain annually. End grain timber is orders of magnitude more absorbent than the face grain. Over 3–5 years of persistent overflow, rafter foot decay is common on Exeter estate properties where the gutters have not been maintained.

Foundation and Substructure Effects

Where gutter overflow is concentrated at the base of a downpipe that discharges against the building rather than into a drain, or where a missing section of downpipe allows water to run directly to the foundation zone, the consequence extends below the wall face.
